New/Updated lease terms effective starting October 1st, 2022 for all tenants on month to month leases.
Pet Policy – Pets are not allowed without the prior written consent of the owner. Keeping of a pet of any kind in or around the apartment/house will violate the lease agreement and result in eviction and forfeiture of tenants’ rights under the lease agreement. Rent will be increased $200 per animal anytime an animal is kept on the premises for any reason without the prior written consent of the owner. This includes but is not limited to “pet sitting” and friends visiting with pets. Owner also has the right to evict tenant without notice if pet is found on premises without permission from owner.
Landscaping – Tenants who are already responsible for mowing agree to maintain existing landscaping by weeding, trimming and mowing as necessary. If lawn is not cared for to property owners satisfaction, Landlord will hire someone to mow, weed and trim at tenant’s expense.
District Magistrate Filings – If rent is not paid, including any fees, by the end of the grace period, Owner immediately has the right to file a Landlord and Tenant complaint with the District Magistrate for eviction of occupant and collection of funds due. There will be no notice to quit. Tenant will also be responsible for all fees incurred due to filing for eviction. Late fees are treated as late rent.
Payment Reversals (Bounced Payments) – Any payment that is made and reverses by any means and for any reason will initiate a Reversed Payment Charge of $20.00 being charged to your account which is due and payable immediately. If late rent date has passed at the time of reversal, late fee will be applied.
